25% of the total amount due to confirm the booking.
The balance of the amount is due 60 days prior to the scheduled occupancy.
Should the guest book less than 60 days prior to arrival, the full amount is due on booking

Any cancellations made over 60 days prior to the scheduled occupancy will be refunded less a 20% processing fee on the deposit paid.
For any cancellation 60 days or less prior to scheduled occupancy, the deposit will become non-refundable

Peak Periods (Easter, Christmas, New Year’s & US Thanksgiving):
50% of the total amount due to confirm the booking.
For Peak Periods - Christmas & New Year - The final payment (balance) is due 120 days prior to scheduled occupancy.
For Peak Periods - Easter & Thanksgiving - The final payment (balance) is due 90 days prior to scheduled occupancy

For Peak Periods - Christmas & New Year - There are no refunds for cancellations made within 120 days prior to scheduled occupancy. For cancellations made 121 or more days prior to scheduled occupancy, deposit will be refunded less a 30% processing fee.
For Peak Periods - Easter & Thanksgiving - There are no refunds for cancellations made within 90 days prior to scheduled occupancy. For cancellations made 91 or more days prior to scheduled occupancy, deposit will be refunded less a 30% processing fee

No deposit refunds will be made in the case of “no shows”, late arrivals, early check-outs nor any reduction in number of guests. Day of arrival cancellations are treated as no shows

While it is not a requirement, we highly recommend that the guests protect their trip by purchasing travel insurance. It can be especially helpful to cover for cancellations. The travel insurance provider that we recommend is Travel Guard
